A bank statement program and a 1099 program, looking at the exact same borrower, can land on meaningfully different qualifying income figures.
That's actually good news for a borrower with a blended picture: a W-2 job plus 1099 side income plus a rental property isn't a complication that breaks the file, it's an opportunity to see which lane, or combination of lanes, produces the strongest number. A borrower whose 1099 income alone doesn't quite clear a threshold might find that pairing it with documented rental income changes the picture.
The five documentation routes — bank statement, 1099, P&L only, asset-based, and DSCR — exist precisely because no single method captures every self-employed borrower's reality well.
