What is a VA loan?

A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs for eligible veterans, active-duty service members, and certain surviving spouses. It can offer 0% down and no monthly mortgage insurance — one of the strongest home-loan benefits available. Choice Home Mortgage shops many VA-approved lenders to find your best fit.

What it is

A benefit earned through service.

A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs. That guarantee lets lenders offer terms civilians rarely see — most notably zero down payment and no monthly mortgage insurance. It’s one of the strongest home-loan benefits in the country, and it was earned by your service.

To be clear about who we are: Choice Home Mortgage is not veteran-owned — the VA loan is a program we offer, and one we’re proud to handle well. What we bring is an owner who treats every veteran’s file like it matters, because it does.

ReusableBenefit you can use again

Because we’re a broker, not a bank, we don’t steer you to one institution’s VA product. We shop hundreds of VA-approved lenders against each other and bring back the one that fits you. Buying with your VA benefit? That’s usually where the conversation starts — and if you’re a homeowner already, a VA refinance may be on the table too.

Not sure VA is your best path? If you don’t have VA eligibility, an FHA loan is often the next most accessible option — read our full FHA vs VA comparison and we’ll tell you honestly which one fits your file.

Why VA

What makes a VA loan hard to beat.

$0 down payment

Eligible borrowers can finance up to the full purchase price — no down payment required on a VA loan.

No monthly mortgage insurance

VA loans skip the monthly PMI that conventional and FHA loans carry, which keeps the payment leaner.

Earned by your service

This benefit is for veterans, active-duty service members, and many surviving spouses. We confirm your eligibility up front.

Broker-shopped pricing

Because we're a broker, we put many VA lenders side by side and bring back the one that fits your file.

Reusable benefit

Your VA entitlement isn't one-and-done. Used correctly, it can be restored and used again on a future home.

FAQ

VA loan questions, answered.

Who is eligible for a VA loan?

VA loans are for eligible veterans, active-duty service members, certain members of the National Guard and Reserves, and many surviving spouses. Eligibility is confirmed with a Certificate of Eligibility (COE) — we help you obtain it as part of getting started.

Do I really need nothing down?

For most eligible borrowers, yes — a VA loan can finance up to the full purchase price with $0 down, which is one of the few true zero-down options left. Your specific terms depend on your entitlement and the property, and we walk you through all of it before you commit.

Is there a VA funding fee?

Yes. Most VA loans include a one-time VA funding fee, which can usually be rolled into the loan rather than paid out of pocket. Some borrowers — including many with a service-connected disability — are exempt. We'll tell you exactly where you stand.

Does a VA loan have monthly mortgage insurance?

No. Unlike FHA and most low-down conventional loans, VA loans carry no monthly mortgage insurance. That's a big part of why the monthly cost can be lower than other programs.

Can I use my VA benefit more than once?

Yes. The VA home loan benefit is reusable. Once a prior VA loan is paid off — or in some cases even while you still hold one — your entitlement can be restored and used again on another primary residence. We'll review your remaining entitlement with you.
