What happens if I borrow more than my county's conforming limit?
A loan above your county's conforming limit is a jumbo loan. Jumbo loans are still widely available — they are underwritten outside Fannie Mae and Freddie Mac guidelines, so requirements vary more by lender. Being over the limit is not a problem, it just changes which programs fit.
Are FHA loan limits the same as conforming limits?
No. FHA sets its own county-level limits through HUD, and they are generally lower than the conforming limit in the same county. Each county page here lists both figures side by side so you can compare them directly.
How often do loan limits change?
FHFA and HUD publish new limits once a year, normally announced late in the prior year and effective in January. The figures on these pages are the 2026 limits.
