DSCR lenders build credit floors differently than a conventional underwrite does, because the property — not your income — is doing the qualifying. That's why the same score can sail through one lender's guidelines and stall at another's; there's no government-set minimum the way FHA publishes 580, so the range genuinely depends on which lender's file you're in.
The ratio and the score interact. A property with a comfortable DSCR — rent that clears the full payment with room to spare — gives a lender more confidence in the deal even when the personal credit picture is bumpy. That's a real trade-off some (not all) lenders make, and it's worth bringing up directly rather than assuming a marginal score rules you out.
A past bankruptcy, foreclosure, or short sale doesn't automatically disqualify a DSCR file either.
